Project Architect/Project Designer

We are seeking an experienced Project Architect/Project Designer

We are:  a family-owned 100+ person residential design-build firm in Seattle. For over twenty-nine years we have specialized in high quality custom remodels and new homes. We perform real Design-Build daily and our Architects/Designers frequently interface directly with Lead Carpenters, Project Managers, and our own in-house cabinet shop to create beautiful work.

Responsibilities: The Project Architect/Designer works under and collaborates with our and Creative Directors in leading their team consisting of Supporting Architect/Designers and Interior Designers. In addition, the person in this role will interface directly with carpenters and cabinetmakers. Ability to project hours and hit target dates is a must. We work almost exclusively for homeowners, and we hit our deadlines.

The Project Architect/Designer creates functional, safe, and aesthetically pleasing spaces by assessing space requirements all while adhering to relevant blueprint, building code, and inspection requirements.  Residential design build is a unique niche industry. Actively on job sites with subcontractors, seeing and bringing concepts to fruition and coordinating various aspects to make it all come together for our clients. Must want and contribute to a collaborative team.

We Seek: Ideal applicant will have the following skills:

  • Bachelor’s or master’s degree in Architectural Design or related field required.
  • Minimum of 5 years of architectural design experience, residential design, or comparable experience in a commercial or construction setting.
  • Strong understanding of residential building codes, construction methods, and construction materials.
  • Comfortable and competent using AutoCAD.
  • Familiarity with Microsoft Outlook, Microsoft Excel, and Microsoft Word.
  • Written and oral communication skills for many situations.
  • Ability to seek solutions as part of a team as well as independently.
  • Ability to plan and schedule work daily, weekly, and monthly.
  • Strong leadership skills and ability to supervise Intern Architects.

We Offer: This is a full-time position with PTO accrual immediately and health/dental/rx plan/vision/long term disability and 401k after sixty days. We pay hourly and respect the forty-hour week – all hours over forty result in overtime pay. Wage range is $40-$55/hour, commensurate with experience.

Build

Journeyman Carpenter – Lopez Island

Want to work up on Lopez Island?

We are looking for remodeling journeymen and creative problem solvers. Five or more years in residential construction is a plus. All of our open positions are “bags-on” positions. This is a carpentry job, not a project management or supervisor job.

We are: A family-owned design-build company with ninety plus employees and a strong desire to build beautiful projects. We promote management from within – there’s opportunity for advancement here. Eventually one could evolve to a lead carpenter/supervisor position. Project Manager for the right candidate. We run clean, safe, efficient job sites and we make friends with the neighbors while we are doing it.

We Seek: The usual stuff – must have reliable transportation and the hand tools an experienced professional would carry. Candidates must have a strong work ethic and want to do quality work. In addition, we are looking for individuals with strong customer-service and good communication skills. Candidates must be reliable. Experienced applicants will be prioritized, but we are willing to consider apprentices. Please be punctual and professional. Applicant will be expected to comply with our safety program and help us maintain organized and safe job sites.

Cabinet Shop

Cabinet Shop Project Manager

The Cabinet Shop Project Manager

The Cabinet Shop Project Manager is responsible for coordinating the estimate of cabinet T&M costs, directly with the Cabinet Shop Division Head to coordinate build schedules and various shop needs, working directly with the Director of Project Management to maintain estimate standards and determine areas of improvement, ensure jobs complete within budget, report final profitability to division heads, and purchase cabinet-related finish materials. This position works closely with the Cabinet Shop Division Head, Director of Project Management, Design group, GC Project Managers, and Superintendents. A typical work week consists of 40-45 hours as dictated by project needs. This role is primarily a shop office setting on computer with Microsoft software, namely excel, with occasional visits to JAS main office and jobsites. There is very minimal travel outside of Seattle area.

Essential Functions of this role includes (but not limited to):

  • Estimating cabinet costs and charges for clients.
  • Ordering materials and cabinet hardware, coordinate delivery and handoff of parts to field
  • Support Cabinet Shop Division Head on custom and specialty material sourcing and ordering
  • Assist with management and organization of shop drafter.
  • Find and confirm project specifications with Designers.
  • Coordinate with Project Managers on product ordering, understand lead times for hardware ordering and impacts on schedule requirements.
  • Track hardware and part orders.
  • Update and maintain team flow documents.
  • Job Cost Analysis (JCA) of all projects at regular intervals and assess and continually improve cabinet estimating template.

Other duties include:

  • Familiar and comfortable with working on the company fileserver.
  • Establish and maintain relationships with vendors and suppliers.
  • Receive, respond, and implement feedback from Director of Project Management, Designers, Superintendents, Lead Carpenters, and Project Managers.
  • Seek solutions, new approaches, and optimizations for the role.
  • Maintain flexibility to assist and support all divisions of JAS.
  • Maintain organized schedules, workspaces, documents, and materials.

Eligibility and Qualifications:

  • Cabinet maker experience is required.
  • Ability to analyze and develop solutions to complex problems and to communicate effectively with diverse groups.
  • Excellent budget and resource allocation management and forecasting skills.
  • Strong interpersonal, written, and verbal communication skills and the ability to interact with various levels of management.
  • Proficient with multi-tasking, establishing priorities, and strong time management skills.
  • Ability to build upon knowledge of various design and construction disciplines, scheduling, quality control, and inventory & vendor relationship management.
  • Ideally, a candidate will have a strong background in cabinetmaking and building experience. 10 years of cabinetry or similar construction experience preferred.
  • Proficiency with Microsoft Office products (Excel, Word, Outlook).
  • Ability to read and understand architectural drawings.

Experienced Cabinet Maker

JAS Design-Build, Inc. is seeking an experienced Cabinet Maker.

JAS Design-Build, Inc. is seeking an experienced Cabinet Maker. We are a family-owned one hundred+ person residential design-build firm that has been in the business for over thirty years specializing in high quality custom remodels and new homes. We have our own fully equipped cabinet shop where we make custom cabinetry for our clients.

Responsibilities: This role will work under the direction of shop staff – cabinet makers and Shop Lead. Primary duties include all basic elements of cabinet making plus fit and assemble face frames, fit doors and drawer fronts, install specialty runners and pin hinges, install cabinets on-site, build solid wood tops, corbels and brackets, build basic furniture. This role also oversees cabinet maker 3s for quality, can be the point person on small cabinet projects, and may create parts and cut lists and execute through completion. General field carpentry is also possible. Ability to train others is preferred.

We seek: A candidate that has had 4-5 years of cabinet making under their belt. The candidate must be able to respond to a timeline or schedule, is self-motivated and takes initiative. Is a quick learner when it comes to cabinet shop methods and quality standards, using shop tools and equipment safely, and reading a plan set. The candidate must be a good problem solver and can work well with others. You should want to work in a highly collaborative, schedule driven environment that values work culture and high-quality results. The candidate must be able to lift and move up to 75lbs.

Candidate would be required to bring the following hand-tools with them: tape measure, finish hammer, cordless drill/driver, adjustable square, countersink drill bits and driver bits, end nips or diagonal cutters. Also, a shop bib or apron and appropriate footwear.

We offer: This is a full-time position with competitive wage ($25-$35/hour), a fantastic community-oriented and positive work environment as well as a consistently reliable amount of steady work. After a 60 day probationary period, you will be eligible for our excellent health/dental/Rx/vision plan, long-term disability, EAP, paid holidays, PTO, and access to our 401k plan. Paid time off begins accruing from first day of work and can be used immediately, we also offer a tool purchasing program. We pay hourly and respect the forty-hour week – all hours over forty results in overtime pay (1.5x hourly rate). Wage will be commensurate with experience.
